Subdivision and small-scale multi-unit housing

We review zoning, lot dimensions, setbacks, access, servicing and site constraints, then work with the design and engineering team on a realistic path through subdivision and building permits. Four homes may be possible on an eligible lot; the exact number and form depend on the current bylaw and the property.

One lot into two. A concept for four homes on each resulting lot.

We obtained subdivision approval for a one-lot-to-two-lot plan, with conditions to complete before the new titles can be registered. The current residential concept studies a pair of half-duplex homes on each lot, with a separate garden-level suite for each half. That is a design concept under review, not an approved building plan.

A central design move is one shared driveway instead of two separate driveways. Coordinating access across the paired homes can reduce duplicated paving and leave more room to plan the entrances, parking and landscape together. Its final layout remains subject to site engineering and municipal review.

Rezoning and approvals for a mixed-use rental project.

Giva helped coordinate the rezoning and development permit process for a four-storey project planned with 36 purpose-built rental homes, commercial space at street level and underground parking. The work also includes consultant coordination and a building permit application package.

Rezoning and the development permit are approved. Building permit coordination and construction are separate stages; the project is presented here as development management experience, not a completed building.
